WFR Housing Subsidy Calculator is live
The WFR Housing Subsidy Calculator calculates subsidised housing projects according to the relevant German state guidelines. Germany is now fully covered: all 16 German states are online – bookable individually, as a three-state package or as the Germany package. Programme limits, such as Hamburg case-by-case questions or Saxony-Anhalt's 'Junges Wohnen' only, are explained in the calculator. Location data, sourced standard land values, construction costs, parking, subsidy components and multiple loans feed into a transparent viability calculation. An optimisation assistant compares variants of costs, rents and financing. Results include cash flow, debt service coverage ratio (DSCR), return on equity and an exit calculation with an automated conclusion, exportable as PDF or Excel. Existing profitability calculations can be imported from PDF, checked and converted into a project. Via an MCP server, your projects can also be queried and calculated directly in ChatGPT, Claude & Co.
